Project Overview

To generate rental income and maximize property value, a Salem homeowner added a manufactured accessory dwelling unit (ADU) to their suburban backyard. Leveraging Oregon's updated ADU allowances (HB 2001), 3-A Construction, LLC provided a turnkey installation from initial planning to final walk-through.

Challenges & Solutions

• Tight Lot Access: Transporting a manufactured home into an established backyard requires careful maneuvering. Our team completed a site feasibility study, cleared tight-clearance obstacles, and utilized specialized equipment to place the home without damaging the primary house or neighboring structures.
• City Utility Tie-ins: City of Salem regulations require ADUs to connect directly to public water and sewer or tap into the primary dwelling’s lines according to specific structural engineering rules. We handled the plumbing and electrical engineering to tie the ADU into city services.

Scope of Work Completed

• City Permitting: Prepared site plans and coordinated with the City of Salem Community Development Department for planning and building permits.
• Excavation & Foundations: Excavated the backyard site, laid the foundation base, and installed concrete footings.
• Utility Connections: Connected the MFD to the existing sewer, municipal water, and electrical grid.
• Set-up & Skirting: Secured the home with tie-downs, leveled the structure, and finished the exterior with durable block skirting, stairs, and handrails.
